The TCS Transactional Department handles a wide ranging mixture of residential conveyancing matters and within our department we have 30 highly skilled and dedicated staff who do all they can to ensure the customer journey throughout any transaction is as smooth as possible.

Within our Transactional Department, we have two managers; Dean Carruthers and Hayley Hellon. Dean and Hayley are longstanding members of TCS and between them have dedicated over 18 year’s service to the firm. They both have an enthusiastic outlook on conveyancing and are unwavering in their commitment to provide client’s with a great service at a competitive price.

The department consists of 5 Senior Case Handlers, 12 Case Handlers and 13 Assistants. All members of the department play their part to put our client’s needs first, ensuring that we progress our cases with both high levels of due diligence, communication and speed.

TCS is focused on providing a technology based conveyancing service. Our office is free from paper and files with all of our cases progressed solely through a bespoke conveyancing case management system. Because of this, TCS can accept client correspondence via email, provide client’s with electronic copies of all correspondence, supply clients with online case tracking and also deliver communication to clients via text message. We find that having a 21st century approach to conveyancing speeds up the overall process and provides our clients with a better service more in tune with their busy modern lives.

Step 1

We obtain and check the registered title deeds from Land Registry electronically. We send you your initial documents including; Property Information Form and Fixtures and Fittings form for you to complete and return.

Step 2

We issue draft contracts to the Buyers solicitor along with supporting property information forms/documents.

Step 3

Buyers solicitors raise any enquires they may have about the property or the legal title. We answer enquiries and ensure Buyers solicitor is satisfied with responses.

Step 4

We discuss completion dates with the Buyers solicitor, agree them with you and obtain final redemption statements if necessary. We exchange contracts for the agreed completion date.

Step 1

We receive the draft contracts and supporting property information paperwork from the vendor’s solicitor.

Step 2

We review all paperwork received and report to you. We will then send you your initial documentation to complete. We will then raise enquiries, send off requests for all necessary property searches and if necessary review and report on your mortgage offer.

Step 3

Replies to enquiries, signed paperwork and the property searches arrive. The case handler will review all incoming items onto our file and have the file signed off by a senior member of the department.

Step 4

We discuss completion dates with you, agree them with the vendor’s solicitor and request your mortgage for the completion date. We ask then you send over the contractual deposit and we exchange contracts with your authority for the agreed completion date.
